Purpose: Leads and manages the preparation of estimates GMP’s for preconstruction and competitive bids on building projects ranging in size from $500,000 - $100,000,000. Also responsible for assisting Preconstruction and Project Managers in developing trade scopes of work. Ensures that estimates and GMP’s are completely accurate and backed by cash data and subcontractor/supplier pricing. Work with architects, subcontractors, suppliers, owners, and internal staff to deliver results that exceed client expectations, help build long-term relationships and meet company profit goals.
Key Responsibilities:
Develop preliminary budgets for projects using industry experience, historical data, and collaboration with subcontractors and vendors.
Prepare construction schedule for estimating purposes, resolve staffing requirements, and plan logistics with the project manager.
Collaborate with preconstruction teams to develop project designs, scopes of work, and critical planning documents.
Prepare, negotiate, and finalize project and subcontract agreements, ensuring alignment with risk management, fee, and pricing objectives.
Assist in the procurement and management of design consultants for design/build projects
Develop and present detailed take-offs and accurate estimates.
Analyze drawings, specifications, and construction documents to identify and mitigate risks while ensuring completeness of information.
Prepare general conditions estimate and review with Operations Manager.
Prepare preliminary, schematic, design development and construction estimates and participate in the value engineering process.
Support Business Development in proposal presentation and aid in building client and industry relationships.
Manage prequalification of subcontractors and assist the project manager in evaluating subcontractor proposals in preparation of subcontracts.
Maintain current estimating records and unit pricing.
Review design documents for completion, provide comments and request for more information to analyze, develop, and update database.
Skills and Qualifications:

Bachelor’s degree in construction management, engineering, or a similar field.
7 years of related experience.
Demonstrate an imaginative, innovative and succinct approach to a project.
Proficient with Microsoft Office, as well as job costing software (experience with Viewpoint Vista, Bluebeam, Planswift, Smartbid, and other estimating software is a plus).
